At a recent Human Settlements meeting, an excellent presentation was made on the Walmer Link Gap Housing project. 779 units are being developed with the sizes ranging from 45 sq m (2-bedroom units) to 62 sq m (3-bedroom units). Of these, 347 will be for rent and 432 for sale.
The income limits for tenants are between R1 500 and R7 500, and for home ownership between R3 500 and R12 000 per month. According to the recent statement by the State President, the maximum income for tenants in social housing schemes should be increased to R10 000 and to R15 000 for home ownership.
Land, services and house cost range from R158 046 for the smaller units to R294 361 for the larger. Rent and instalments are calculated individually and government subsidies will apply to all prospective renters and buyers.
Details of actual monthly repayments will have to be discussed on a one-on-one basis with Imizi Housing Association.
These housing units are not aimed at any particular population group but rather to service the gap where many people cannot afford to purchase a new home.
