The Valuator Group Now Values Farms and Game Reserves

13 October 2026 By Alan Straton Leave a Comment

As the season turns in October 2026, South African farms and reserves are at their busiest. Seed is going into the ground, vineyards and orchards are starting a fresh growing cycle, and lodges are getting ready for summer visitors. That makes it a good time for owners and managers to check what their operations are really worth. The Valuator Group is a boutique valuation company that works for individuals, corporations and governments across Africa, the Indian Ocean Islands, the Middle East and the UK. It is now drawing attention to its agricultural valuation service, which covers game reserves, game lodges and farms of every size.

More than a title deed

A working farm or reserve is not one asset. It is a mix of very different ones: land and buildings, lodges and staff accommodation, tractors and processing plant, livestock, crops, storage, vehicles and contents. Each one has to be identified and valued separately. The Valuator Group’s agricultural work covers wine, fruit and poultry farms, ranches, reserves and other production facilities. It also covers the packing, manufacturing and cold storage operations that serve the sector.

The work starts on site. Valuers walk and drive the property and note every asset they find. They assess buildings, lodges included, together with machinery, livestock, crops, storage, vehicles and contents. Every item is recorded and listed, and the results go into a Valuation Report and Certificate. The owner ends up with one documented record of the whole operation, which can then be used for insurance, financing, planning and governance.

Zero on the books, real value on the ground

The company makes one point that matters a lot in farming. Many assets appear in company financials at nil value because they have been fully depreciated. Much of that equipment is still running and still adds to the financial health of the business. The Valuator Group’s view is that these items should be valued for what they are, for financial reporting as well as for insurance and other needs. That way the owner arrives at fair value instead of a book figure that understates what the business relies on. A tractor, pump or packing line may show nothing on the balance sheet and still cost a great deal to replace after a fire or theft.

Counting game by helicopter

One of The Valuator Group’s newer offerings is the valuation of wild game on ranches and game reserves. A professional team that includes helicopter pilots and spotters carries out the work. The survey covers the reserve in detail, so the team can also produce an Ecology Management Report at the same time, for a substantially reduced fee. Reserve owners get a valuation of their game together with information that helps them manage the land.

Reports on risk, safety and fire

For insurance inventories on farms and game farms, covering both movable and immovable assets, The Valuator Group can add three reports to the package. These are a Risk Analysis Report that includes exposure, a General Safety Report and a Fire Risk Management Survey Report. On rural properties, a single fire or storm can damage buildings, equipment and stock all at once. Having these reports next to the valuation gives owners and insurers a clearer view of the risks they face.

Every machine itemised

Farm machinery and processing equipment come under the firm’s plant, machinery, equipment and technical assets service. This service covers commercial, industrial, agricultural, mining and technology-based sectors. The team inspects each site in detail to capture, measure and describe the assets, then builds an inventory database in which every item is listed and priced on its own. The work includes:

  • recording specifications, technical information and serial numbers
  • establishing age and usage, and estimating remaining useful lifespan
  • assessing general condition
  • photographing each asset and coding it for the record

The finished document can become an asset register managed by The Valuator Group. The firm also offers barcoding, with or without radio frequency identification, so assets can be tracked over time.

Plant and machinery are valued in line with International Valuation Standards and for financial reporting under GAAP and IFRS. Valuations can be done for insurance, based on estimated new replacement cost, or for the market, based on open market or fair market value.

Reasons to get an independent figure

In agriculture, independent valuations have many uses. The Valuator Group says clients come to it for:

  • insurance cover and current market values
  • insolvencies, liquidations and deceased estates
  • mergers, acquisitions and partnership dissolutions
  • corporate governance
  • financing and refinancing of loans and leases
  • strategic planning and legal matters

A family farm planning succession, a lodge owner applying for finance or an agribusiness heading into a sale or merger all need a figure they can defend. A documented valuation from experienced valuators gives them that starting point.

The firm also offers a Long Term Assistance Plan, usually running for five years, under which assets are accurately revalued every year. Farms replace equipment, herds grow and shrink, and new buildings go up. A yearly update keeps insurance and records in step with what is actually on the ground. The company says it stands behind its valuations and will act as arbitrator if there is an insurance claim.

Credentials and standards

Founded more than 15 years ago, The Valuator Group is a member of the Royal Institution of Chartered Surveyors (RICS). It follows the international standards and ethics in the RICS Red Book and is BEE accredited. It describes itself as an accredited, multi-disciplined valuation company that provides both insurance and open market valuations. Its clients include banks, insurers and brokers, large businesses, private individuals, partnerships, farming concerns, heritage bodies, and government and institutional organisations. Landowners with a mixed portfolio of land, buildings, equipment and game can use one firm of certified valuators for all of it.
