Rode & Associates Values Hospitality, Game Reserves

9 October 2026 By Alan Straton Leave a Comment

Spring has arrived in South Africa, and with the summer holidays on the horizon the country’s lodges, hotels, guest houses and game reserves are gearing up for their busiest trading months. Against that backdrop, Sandton-based Rode & Associates is highlighting the valuation and advisory work it carries out for the hospitality and eco-tourism sector. The practice delivers independent, certified valuations for both market and insurance purposes, and pairs that core function with a range of specialised services for hospitality properties, wildlife and conservation land that few other valuers bring together in a single firm.

October tends to be the month when owners and operators pause to assess where they stand. Peak-season budgets are being signed off, insurance cover is being checked ahead of the summer storm season, upgrade or expansion plans are under consideration, and some are deciding whether to buy or sell. Every one of those choices rests on an accurate understanding of what the assets involved are actually worth.

Valuing more than bricks and mortar

Seldom is a hospitality business a single asset. A lodge or game reserve may comprise land, buildings and improvements, furniture and contents, vehicles and equipment, artworks and, where reserves are concerned, the wild game itself. Rode & Associates places a value on all of it. The firm’s valuation work spans retail, commercial, industrial and residential property, plant, machinery, equipment and technical assets, fine art and antiques including contents, as well as other general and specialised assets.

According to the firm, it specialises in the hospitality industry, taking in hotels, B&Bs, lodges and game reserves. Over several years it has connected its valuation services to ecology management for game reserves and agricultural farms, supporting conservation management and responsible, sustainable development. That offering extends to wildlife consulting, including the valuation of wild game, environment management, and eco-tourism and general development advisory.

For owners, the upshot is that Property valuations can sit alongside the worth of the other assets that keep the business running, rather than being assessed on their own. That proves especially helpful where a property is sold as a going concern, where a reserve is reshaping its holdings, or where an insurer needs the full picture of what is exposed.

Insurance, risk and the summer season

Insurance valuations form a central pillar of the firm’s activity. Rode & Associates further provides risk survey analysis, taking in pre and post risk surveys built around a full inspection of the risk to be insured, as underwriters require. Its risk assessments examine the spread of fire, exposure to flooding and readiness for incidents, while its risk mitigation work delivers action plans, risk management guidelines, emergency response procedures and occupational health and safety guidance.

As hospitality operators head into summer, a season that brings higher guest numbers and, across much of the country, the arrival of the rains, a current valuation combined with a clear read on risk helps confirm that cover matches today’s replacement costs and that staff know how to respond when something goes wrong.

Buying, selling and business valuations

Whether a purchase or a sale succeeds hinges on an asset’s genuine value. Rode & Associates steers clients through such deals with in-house valuations, impartial advice on where to transact (be it via agents, brokers or auction houses), condition reports when needed, and an online sale service for selected assets. Throughout, the firm points out, confidentiality is preserved.

When an entire business changes hands, the firm’s business valuation service conducts a thorough review of the operation, taking in financial and other relevant information, and applies the market approach, income approach or asset approach, or some mix of these, to settle on fair value. The same business valuation division also assesses intangible assets including brand recognition, goodwill, trademarks and customer lists, which may carry real weight for a well-established hospitality brand.

Grounded in research and market evidence

Dependable valuations rest on trustworthy evidence about the South African property market. Rode & Associates connects its clients to its Rode Reports and Time Series, obtainable through Rode Media. The subscription zone takes in the Rode Report, the Rode Retail Report, Rode Property Trends and the Rode Time Series in Pro and Lite versions, together with news coverage spanning the industrial, office, residential, retail and mixed-use sectors.

Such property reports let owners, investors and advisers set an individual asset within its broader market setting. Reliable property data makes it easier to explain a shift in value, underpins conversations with lenders and insurers, and hands decision-makers a firmer footing for planning.

A single partner for the full asset life cycle

Rode & Associates casts itself as more than simply a valuation company. On top of valuations, it supplies asset management consultancy taking in a Life Cycle Management Programme and a Maintenance Management Programme, which includes establishing or refreshing a Financial Asset Register complete with bar coding and optional RFID tracking. It further offers compliance services for GRAP 103 Accounting Standards for Heritage Assets, and has handled projects involving heritage sites such as museums that have to meet standards including GAAP, GAMAP and IFRS.

A mining consultancy team also operates within the firm, handling valuations for financial reporting and insurance, project evaluation, feasibility studies, capital project estimates and risk management. The team has carried out valuations and advisory work for private, listed and government organisations, and the company holds certification as a Level 2 BEE company.

In the firm’s view, clients would rather deal with one company able to handle valuations, buying and selling consultancy and asset management in tandem, all the more so where confidential information is at stake. For a lodge owner or reserve manager, that translates into a single point of contact for questions covering property, contents, wildlife, risk and insurance.

Planning ahead of the peak season

As the December holidays draw nearer, hospitality and eco-tourism businesses keen to have independent figures ready before trading picks up can reach out to the Rode & Associates team now. Those mulling a sale, a refinance, an insurance review or a different approach to managing their assets can talk through what they need and the valuation or advisory service best suited to it.
