Rise Student Living: What Students Need to Apply for 2027

14 September 2026 By Alan Straton

By the time September arrives, exams are only half of what South African students are thinking about; the other half is where they will sleep next year. To take the uncertainty out of that decision, RISE Student Living has spelled out precisely what its online application requires, so that no applicant is scrambling for paperwork at the eleventh hour. The company operates purpose-built Student Accommodation across Braamfontein, Cape Station, Hatfield and New Park, and a spot in any of those buildings is booked through one shared application on its site.

There is a practical reason to publish the details this early. The whole process runs online, and which documents a student needs comes down to how their studies are being paid for. A learner on a full bursary submits a different set of papers than someone paying their own way, and an applicant from abroad has an extra hurdle to plan around. Working out which of these categories fits, and pulling the right copies together ahead of time, is the difference between a quick yes and a drawn-out exchange of emails.

One process, four cities

RISE Student Living has a residence in each of four South African cities. Johannesburg students apply for Units on Jorissen in Braamfontein. The Cape Town residence is Units on Cape Station, right in the city centre. In Pretoria the option is Units on Park in Hatfield, while Kimberley students look to Units on Birbeck in New Park. Because all four flow through a single online application, anyone deciding between two cities never has to figure out two separate systems.

To move things along, the company recommends applying online from the start. Practically, that means signing up with an email address, logging into the new account, and hitting New Application to get going. The form then collects personal information and the supporting documents, which may be handed in online, by email, by fax or in person. Copies should be clear, and applicants supply only the documents that genuinely relate to their own situation.

The documents applicants are asked to prepare

From the student who will actually occupy the room, RISE Student Living needs an identification document, whether a South African ID or a foreign passport, plus proof of academic registration for the year ahead. Anyone who does not yet hold next year’s registration can instead upload their current proof of academic registration or their most recent academic results, which comes in handy during September while many of the following year’s registrations are still being finalised. Funded students are additionally asked for a letter confirming their bursary, or an NSFAS confirmation letter or financial aid view from the university portal that reflects NSFAS funding.

Whoever takes responsibility for the lease or the account provides their own identification document, proof of residence dated within the last three months, and three months of bank statements. If parents or guardians are part of the arrangement, an identification document and proof of residence are requested for them too. Nothing here is out of the ordinary for a lease, though it does take a while to assemble, which is exactly why RISE Student Living shares the complete list up front rather than asking for items one at a time.

How bursaries and NSFAS funding are handled

Funding is where the bulk of questions come up, and the company states plainly how it handles each scenario. Full bursary holders provide a letter from the bursar that confirms the full Rand value awarded, the disbursement date, and whether payment goes straight to the owner or through the university student account. If a bursary falls short of the full accommodation cost, the student carries the difference.

The company is upfront with NSFAS applicants that NSFAS only pays residence fees up to an annual cap, leaving students responsible for monthly top ups to bridge the gap. NSFAS students are accepted once their sponsorship agreement is signed and the residence approval amount has been confirmed. Laying this out beforehand beats finding out after a move-in date is already locked in, especially for a first-year student budgeting on their own for the very first time.

South African applicants who are not funded by a bursary need to supply a credit reference, which lets the company gauge the credit history of whoever settles the account. For this, RISE Student Living asks for the account payer’s identification document, cellphone number and proof of physical address. By applying, the account holder consents to a credit worthiness evaluation.

Guidance for applicants from outside South Africa

Applicants arriving from other countries should ensure payments are made early enough for proof of payment to reflect, and they are urged to apply for a study visa well ahead of time. The company states clearly that a student lacking the required visa entry and a valid passport will not be accepted at the residences, even with an offer from a tertiary institution in hand. For families organising a move from elsewhere on the continent or beyond, that is a deadline worth counting back from now instead of in January.

What happens once an application is approved

Once an application is approved, RISE Student Living issues a Direct Lodger Agreement, which has to be filled in and returned within seven business days, together with proof of payment for the deposit fee and, where it applies, the administration fee. That administration fee cannot be refunded once the owner has accepted an application. Applicants also warrant that everything in their application is true and correct, and whoever signs for another person confirms they have the authority to do so.

What students are actually applying for

What sits behind all the paperwork is a particular kind of home. Each unit includes an ensuite private bathroom and a kitchen, and every rental is all-inclusive, so one monthly amount covers the essentials. The buildings offer an on-site gym and games rooms, uncapped Wi-Fi, computer and study labs, laundry with washers and dryers, and recreational spaces. Since the Student Apartments come fully furnished from day one, residents show up with clothes and bedding rather than a truckload of furniture.

Every building has security designed in, with 24/7 security, CCTV and biometric access control, backed by a hands-on on-site management team on call around the clock to handle repairs and problems quickly. The residences are set up for city centre living, with grocery stores, pharmacies and other daily shops within walking distance, which counts for a lot when a student has no car. Units on Park in Hatfield stands roughly 600m from the University of Pretoria, and the broader portfolio sits close to major South African university campuses.

Why the timing matters

The rush for safe, well-managed rooms near campus is a predictable strain every academic year, and purpose-built housing for college students exists precisely to remove the guesswork. Applying early with a complete document set remains the surest way to sidestep a January scramble. Opting for Student Accommodation in South Africa run as one portfolio also hands families a single consistent benchmark for comparison, whether the student lands in Johannesburg, Cape Town, Pretoria or Kimberley.

RISE Student Living manages its buildings around a six-principle philosophy spanning quality accommodation, convenient locations, safety and security, health and safety, affordability, and great student experiences. You can see those principles in the ensuite units, the campus-adjacent addresses, the biometric access, the on-site management and the all-inclusive rentals. Thousands of students pick the company’s residences every year, and prospective residents are welcome to book a tour of a building before making up their minds.
