Cockroach Problems in Flats Can Need a Building-Wide Response

18 October 2026 By Alan Straton Leave a Comment

Gqeberha: A clean kitchen and a treated flat can still receive cockroaches from elsewhere in a shared building. True Clean owner Diederik Visser says persistent activity in flats sometimes needs a wider response.

He describes one example in a recorded account of a block where some units were treated while others remained untreated. Residents later reported cockroaches in flats higher up the building.

In his account, an untreated source lower down was contributing to the wider problem. Further work coordinated through the body corporate addressed activity across the building. The experience shaped a practical explanation of why individual complaints may need to be considered together.

“That’s how serious roach pressure can get in a block,” he says in another recording about the job.

The account is an example from his work, rather than a reason to assume every returning cockroach came from a neighbour. A sighting inside a treated flat still needs assessment of where it appeared and how the activity is changing.

Cockroaches can move through connected parts of buildings. University of California guidance for property managers (https://ipm.ucanr.edu/home-and-landscape/guide-for-property-managers/pest-monitoring-and-recordkeeping/) recommends inspections of units and common areas as part of a coordinated pest-management programme.

That broader view matters to a resident who has already cleared the cupboards and arranged treatment. Another insect can feel like a return to the starting point. For the operator, it is information to investigate alongside the original findings.

Visser distinguishes between an incoming insect and a population still living and breeding within the flat. Regular activity around a kitchen hiding place can require a different assessment from an occasional insect arriving through an entry route.

His published explanation describes looking at accessible areas around doors and windows, and shared walkways where permission allows. The ability to inspect or treat those spaces depends on access. An individual resident cannot automatically arrange work in every neighbouring unit.

Inside a kitchen, the investigation can extend beyond the shelves someone sees when opening a cupboard. Visser checks around appliances and accessible cupboard cavities. A kick plate can conceal space beneath fitted cupboards, so a tidy-looking interior does not reveal every potential hiding area.

The treatment then needs checking. Visser describes looking at whether bait has been eaten and where insects are still active during follow-up work. That provides information about the response instead of treating the first application as the end of the process.

A new sighting should therefore be reported with its location and context. The operator needs to know whether activity is reducing, remaining concentrated or appearing somewhere different. A photograph, where it can be taken safely, may also help explain what the resident is seeing.

Building maintenance can be part of the response. Connected gaps and access routes may need attention alongside treatment. Where a neighbouring source remains inaccessible, the achievable result and any ongoing management need to be discussed honestly.

Visser’s service information says a permanent result cannot be promised while insects are continually arriving from another flat. The work inside the unit can still matter, but the remaining conditions must be included in the plan.

For managing agents and residents, the useful conversation starts with shared information about the activity. Bringing reports together can show where inspections are needed and which permissions must be arranged. It also gives the operator a better basis for explaining why one unit’s treatment may be only part of the job.
