Buyers eyeing a home at Izinga Eco-Estate in Umhlanga now have firm timing to work with, after Balwin Properties released estimated occupation dates for the apartments that remain unsold, with the first keys set to change hands at the end of November 2026. The schedule lets anyone considering a move to the KwaZulu-Natal coast match a unit to their own timeline and know roughly when they could move in. Coming as spring gets going and the December break draws near, the news matters for anyone who wants to be living in Umhlanga by the start of 2027.
Sitting on the corner of Wager Avenue and Herrwood Drive in Izinga Ridge, uMhlanga, the estate comes in two versions. One is the Signature Collection, finished to a higher standard, and the other is the Classic Collection, which is Balwin’s standard apartment product. The two share an address, the same show house team and the same planned Lifestyle Centre, yet they part ways on pricing, finishes and when occupation takes place.
Signature Collection: handover from November 2026
Within the Signature Collection, Izinga provides two- and three-bedroom apartments in Umhlanga. Two-bedroom homes of roughly 98m² start at R2 349 900, while three-bedroom homes of about 139m² to 140m² start at R3 099 900. As this is written, Balwin’s price list records three two-bedroom and seven three-bedroom apartments still on offer in the collection.
Those homes carry estimated occupation dates of 30 November 2026 and 28 February 2027. A number of the three-bedroom apartments are being offered at a special price of R2 944 905, and the estate advertises savings reaching R155 000. The Signature Collection’s one-bedroom option has already sold out.
Each Signature apartment is equipped with SMEG appliances, covering an oven and hob with extractor, a refrigerator, a washer dryer combo and a dishwasher, plus a Samsung WindFree 18 000 BTU air conditioner. The homes are fibre and DStv ready, Wi-Fi ready and come with prepaid electricity meters.
Classic Collection: occupation in mid to late 2027
Pricing starts lower in the Classic Collection, where one-bedroom apartments begin at R1 599 900 and three-bedroom apartments at R2 599 900. The ground floor three-bedroom homes include private gardens, whereas the one- and two-bedroom homes have balconies. Two-bedroom stock in this collection is sold out, and the present price list lists three-bedroom apartments with estimated occupation dates of 30 June 2027 and 31 August 2027.
Appliances in the Classic units are supplied by Defy and take in an oven and hob with extractor, a refrigerator, a washer dryer combo and a dishwasher, with the homes fibre ready. Anyone who is not in a rush to move this year gets a cheaper way into the very same estate through the Classic Collection, accepting a longer wait before occupation.
The Lifestyle Centre under construction
Work is now under way on the Izinga Lifestyle Centre, a facility intended for residents of both collections. Plans for it cover a gym, indoor padel courts, a wellness spa, a restaurant, a meeting and function room, a laundromat, a children’s play area and a cinema room. On top of that, a standalone swimming pool and a dog park are already in place at the estate.
The development is constructed to the IFC’s EDGE certification standard. Because South African banks tie their green mortgage offers to an apartment’s EDGE certification, and because Balwin aims for a 6 Star Green Star rating from the Green Building Council of South Africa on its Lifestyle Centres, the certification carries weight for buyers.
What sits close to Izinga Ridge
One reason Umhlanga apartments appeal is the number of amenities a short drive away. According to Balwin, Atholton Primary School is 1.7km off, Reddam House Umhlanga 2.4km and Crawford International 5.8km. Busamed Gateway Private Hospital lies 3.1km away, with Netcare Umhlanga Hospital and Medical Centre at 3.9km.
On the retail side, Oceans Mall is 3.2km off, The Pearls Mall 3.4km, Cornubia Mall 4.3km and Gateway Theatre of Shopping 4.5km. The uMhlanga Lagoon Nature Reserve and its lagoon trail are 2.3km from the gate, uMhlanga Main Beach and Promenade is 3.2km out, and both Padelnation uMhlanga and the uMhlanga Ski Boat Club sit roughly 2.2km away. Mount Edgecombe Country Club rounds things off at 6.8km.
Costs that are not on the bill
Neither Izinga collection charges attorney fees or transfer costs, which trims the cash a buyer must find beyond the deposit. Short-term letting is off the table at the estate, so anyone chasing a holiday rental investment should be aware that the place is geared toward owner-occupiers and long-term tenants. Balwin’s bond calculator presents the estimated monthly instalment alongside the green bond saving, making it easier to weigh the two collections month by month instead of on sticker price alone.
Planning a move around the dates
Families will find that an end-November or end-February handover fits neatly with the school calendar, allowing time to settle in ahead of the first or second term. Professionals moving to the uMhlanga Ridge business district can take up the earlier Signature homes within weeks of the new year. Anyone wanting to weigh up finishes before committing can call in during the estate’s show times, held on Wednesdays, Saturdays, Sundays and public holidays from 2pm to 6pm.
